What you see is what you get. My partners own this rental property and want to get rid of it now. Drive by look around and make your best offer. We may consider providing financing with a good down payment. However cash is king and will get you the best price.
A conservative appraiser has given us a verbal ARV of around $119,000. This is NOT a major rehab and just needs a cleanup and possibly new carpet. If you are going to keep as a rental then you should put down hard floors like vinyl or ceramic tile. This house would be great for a buy and hold or a first time home buyer.
